Method and scope

Fixed-rate, fully amortising loan with equal monthly payments beginning one month after borrowing. The nominal annual interest rate is divided by 12. At zero interest, principal is divided equally across payments. Fees, insurance, property taxes, rate resets and prepayments are excluded. This is a principal-and-interest illustration, not a lender quotation.

Using this calculator in South Africa

South African home loans are commonly called bonds. This bond repayment illustration uses equal monthly payments and one unchanged rate. Transfer duty, conveyancing, bond-registration costs, fees and insurance are excluded.

Try the starting example

Amount borrowed: R 1 500 000; Annual interest rate (nominal): 5%; Loan term (years): 25.

Monthly principal + interest: R 8 768,85.

Compare one assumption at a time

A longer term can lower the monthly payment while increasing total interest. Compare the repayment schedule and total interest as well as the first result. Keep the amount and rate fixed when reproducing this comparison; the illustration does not include a future rate reset. These fictional scenarios use the starting inputs printed above, not your current entries in the interactive calculator.

Is the retirement contribution affordable from your actual monthly pay?

The PAYE estimate includes the selected age rebate and capped employee UIF, but excludes other payroll deductions. The retirement tool uses a separate qualifying deduction base and illustrates a ceiling, not an automatic refund. Check the employer contribution and deduction base before comparing retirement scenarios.

To reproduce the table, reset the calculator, change only the named input and compare the result and any warning. Record the assumptions with your result. See worked planning examples and our calculation and correction process.
