Method and scope

Fixed-rate, fully amortising loan with equal monthly payments beginning one month after borrowing. The nominal annual interest rate is divided by 12. At zero interest, principal is divided equally across payments. Fees, insurance, property taxes, rate resets and prepayments are excluded. This is a principal-and-interest illustration, not a lender quotation.

Using this calculator in New Zealand

New Zealand results assume one unchanged mortgage rate across the full amortization period. Fixed-rate refixing, revolving credit, offset accounts, lender fees and insurance are outside this illustration.

Try the starting example

Amount borrowed: $600,000; Annual interest rate (nominal): 5%; Loan term (years): 25.

Monthly principal + interest: $3,507.54.

Compare one assumption at a time

A longer term can lower the monthly payment while increasing total interest. Compare the repayment schedule and total interest as well as the first result. Keep the amount and rate fixed when reproducing this comparison; the illustration does not include a future rate reset. These fictional scenarios use the starting inputs printed above, not your current entries in the interactive calculator.

Have you separated contributions from the return assumption?

The KiwiSaver model separates employee, employer and eligible government contributions, including its stated rate transition. Do not replace those contributions with the assumed investment return. Compare employer amounts after the selected ESCT treatment and check the government eligibility choice before interpreting the balance.

To reproduce the table, reset the calculator, change only the named input and compare the result and any warning. Record the assumptions with your result. See worked planning examples and our calculation and correction process.
