Key Insights
Interest Share
Interest accounts for 43% of this loan's total repayments.
Loan Tenure
A longer tenure reduces EMI but increases total interest.
Prepayment
Even small prepayments can save you a significant amount.
Method and scope
Fixed-rate, fully amortising loan with equal monthly payments beginning one month after borrowing. The nominal annual interest rate is divided by 12. At zero interest, principal is divided equally across payments. Fees, insurance, property taxes, rate resets and prepayments are excluded. This is a principal-and-interest illustration, not a lender quotation.
Using this calculator in United States
The US result is principal and interest, not the full housing bill. Property taxes, homeowners insurance, mortgage insurance and HOA charges are excluded. Compare these separately when budgeting for a mortgage.
Try the starting example
Amount borrowed: $300,000; Annual interest rate (nominal): 5%; Loan term (years): 25.
Monthly principal + interest: $1,753.77.
Compare one assumption at a time
A longer term can lower the monthly payment while increasing total interest. Compare the repayment schedule and total interest as well as the first result. Keep the amount and rate fixed when reproducing this comparison; the illustration does not include a future rate reset. These fictional scenarios use the starting inputs printed above, not your current entries in the interactive calculator.
| Loan term (years) | Monthly principal + interest | Interpretation |
|---|---|---|
| 24 | $1,790.69 | One changed input |
| 25 | $1,753.77 | Starting example |
| 26 | $1,720.03 | One changed input |
Does your comparison include your employer contribution?
An ordinary investment projection does not add a 401(k) employer contribution. Enter the actual contribution in the dedicated 401(k) tool, then compare balances with the same return and horizon. The federal tax tool excludes state and local taxes, so its result cannot establish the cash available for saving.
To reproduce the table, reset the calculator, change only the named input and compare the result and any warning. Record the assumptions with your result. See worked planning examples and our calculation and correction process.
