Key Insights
Interest Share
Interest accounts for 43% of this loan's total repayments.
Loan Tenure
A longer tenure reduces EMI but increases total interest.
Prepayment
Even small prepayments can save you a significant amount.
Method and scope
Fixed-rate, fully amortising loan with equal monthly payments beginning one month after borrowing. The nominal annual interest rate is divided by 12. At zero interest, principal is divided equally across payments. Fees, insurance, property taxes, rate resets and prepayments are excluded. This is a principal-and-interest illustration, not a lender quotation.
Using this calculator in Brazil
This Brazilian mortgage illustration uses fixed level payments (Price-style), not SAC declining payments. TR/IPCA indexation, insurance, fees and the all-in CET borrowing cost are excluded.
Try the starting example
Amount borrowed: R$ 400.000; Annual interest rate (nominal): 5%; Loan term (years): 25.
Monthly principal + interest: R$ 2.338,36.
Compare one assumption at a time
A longer term can lower the monthly payment while increasing total interest. Compare the repayment schedule and total interest as well as the first result. Keep the amount and rate fixed when reproducing this comparison; the illustration does not include a future rate reset. These fictional scenarios use the starting inputs printed above, not your current entries in the interactive calculator.

Are you comparing annual assessment with monthly withholding?
The IRPF tool uses the supported annual simplified-deduction model rather than monthly IRRF. PGBL deduction eligibility is a separate choice involving the legal-deductions route and official pension contributions. Do not subtract the PGBL ceiling from the simplified-model result and treat that as a complete tax return.
To reproduce the table, reset the calculator, change only the named input and compare the result and any warning. Record the assumptions with your result. See worked planning examples and our calculation and correction process.
